Dubai Without the Rose-Tinted Glasses: Investments, Real Estate, Oman, Cars, Parties — and Camels
What is a genuine investment opportunity, and what is simply a well-produced Instagram story? Is Dubai still an attractive destination for investors, or has the marketing hype surrounding it gone too far? And why might Oman also deserve investors’ attention?
These were some of the topics discussed in an open conversation between Mgr. Radek Přepiora and Mgr. Vladimír Kňazovický.
And this was certainly not another polished presentation promising that you can “buy an apartment today and become a millionaire tomorrow.”
Quite the opposite.
Who are the people behind the conversation?
Mgr. Vladimír Kňazovický is a lawyer and entrepreneur with extensive experience in the Czech Republic and the Middle East. His professional activities include real estate law, property transactions, corporate structures and the business environment of the United Arab Emirates. He is also the CEO and founder of Home in Dubai RE, drawing on first-hand experience from both Dubai and Oman.
The interview was hosted by Mgr. Radek Přepiora, Managing Partner & Co-Founder of OPUS Prosperity, specialising in international investment opportunities, real estate, capital diversification and connecting investors with carefully selected partners abroad.
The result is an extensive conversation in which glossy PowerPoint slogans are replaced by something far more valuable: real-life experience.
🎥 What did we talk about?
🏙️ Dubai is more than the Burj Khalifa and photos in front of a Lamborghini
Dubai undoubtedly has one of the strongest brands in the world.
Its remarkably successful marketing, however, sometimes means that potential investors first see luxury cars, infinity pools, skyscrapers and parties — and only afterwards start thinking about the investment itself.
That is why we discuss the difference between a genuine investment story and a story created primarily for social media.
Because you are not buying a photograph in front of a Ferrari.
You are buying property.
And that property has a specific price, location, developer, costs, legal documentation, future competition and a realistic potential for resale or rental.
📈 When someone tells you that property prices only go up…
Naturally, we also talk about some real estate agents and their remarkable ability to present Dubai as a place where property prices apparently know only one direction:
upwards.
Reality is more complicated.
Among other things, we discuss:
- why an expected yield percentage alone is not enough,
- why the exact location and developer matter,
- why investors need to understand what they are actually buying,
- the difference between completed properties and off-plan developments,
- why an exit strategy and potential resale should be considered,
- how future supply and competing developments can influence an investment,
- why investors should calculate real costs rather than rely solely on headline returns,
- and why investment decisions should not be based only on a video recorded from the passenger seat of a luxury car.
A good investment does not require a camel, a Lamborghini or a bottle of champagne. It primarily needs to make sense in the numbers and in the documents.
The camel, of course, may remain as a bonus. 🐪
⚖️ A lawyer is not just decoration in an investment transaction
Vladimír Kňazovický’s legal perspective adds another important dimension to the conversation.
When buying property abroad, it is not enough for a development to look impressive in a brochure.
An investor should understand who the contractual partner is, what exactly is being acquired, under what conditions, how the transaction is legally structured and which rules apply in the relevant jurisdiction.
The discussion therefore also covers practical experience with legal frameworks, contracts, property transfers and the realities of investing in a foreign jurisdiction.
Put simply:
Marketing should attract the investor. Legal and economic due diligence should determine the decision.
🇦🇪 Dubai versus 🇴🇲 Oman: two countries, two different stories
A significant part of the conversation is dedicated to the fact that the Middle East is not just Dubai.
Oman receives considerably less attention in the European media, but that is precisely one of the reasons why it may be interesting to certain investors and entrepreneurs.
We discuss the differences between the UAE and Oman, their development, approach to foreign investors and the reasons why it is rarely wise to simply copy a strategy that worked for somebody else.
The right jurisdiction always depends on the investor, business model and individual goals.
🏗️ Off-plan property, visas, companies and real life in the Middle East
The conversation does not stop with apartments.
We also explore broader practical aspects of living, investing and doing business in the region, including:
- purchasing property under construction,
- opportunities and risks associated with off-plan developments,
- residence and investor visas,
- company formation,
- the banking environment,
- legal structures for businesses,
- differences between individual jurisdictions,
- living costs and everyday realities,
- and what actually happens once the holiday ends and you begin to live or do business in the country for real.
Because visiting for a few days, getting into a nice car and attending a few parties is one thing.
Opening a bank account, running a company, dealing with paperwork, managing a property and discovering how the system works on Monday morning is something else entirely. 😊
🚗 And yes — we also talked about cars, parties and camels
To be clear: the conversation is certainly not eighty minutes of legal paragraphs.
You will also hear what luxury cars have to do with real estate marketing, why Instagram can sometimes make it appear that every second person in Dubai owns a supercar, what role parties play in the image of the destination — and why any proper conversation about the Middle East should probably include at least one camel.
But these lighter moments also illustrate one of the central ideas of the interview:
Lifestyle can be part of an investment — but it should never replace its economic rationale.
💡 So is Dubai a good or a bad investment?
Do not expect such a simplistic answer from us.
Dubai can offer highly interesting investment opportunities.
So can Oman.
And both markets can also contain projects that simply do not make sense for a particular investor.
The most important question therefore is not:
“Is Dubai a good investment?”
but rather:
“Is this particular property, in this particular location, from this particular developer, at this particular price, suitable for my investment strategy?”
That is the difference between simply buying property and actually investing.
🎁 A special PROMOTION is waiting for you in the interview
And there is one more reason not to switch off the video before the end.
During the interview, you will hear a special promotional code available exclusively to viewers of this conversation.
👉 Watch the interview until the end, write down the promotional code and include it when contacting OPUS Prosperity or submitting your enquiry.
We are deliberately not revealing the code here. 😉
If you want the benefit, this time you will have to stay with us through the real estate agents, cars, parties… and, of course, the camels. 🐪
